Development of the land represented a significant opportunity for Te Uri o Hau to advance their economic, cultural and social well-being through strategic partnerships with other organisations.
Boffa Miskell have been trusted advisors to the landowners for many years, across many disciplines. The first significant milestone for this project was obtaining approval of Private Plan Change 166 to the (then) Rodney District Plan.
Plan Change 166 provided for 43 new sites, in addition to the three existing sites across the parcel of land. In exchange for these sites, it provided for the vesting of at least 172 ha of reserve along the coast, and protection and enhancement of native flora and fauna.
It also provided for the creation of the Tara iti Golf Course, recently voted number two in the world.
In relation to this, the landowner has undertaken:
- Vesting of large area of public conservation and reserve along the coast. This reserve forms part of a more extensive network of reserve land incorporated into Te Arai Regional Park. This reserve comprises the coastal dunes, a riparian margin along the Te Arai Stream and a connection between the coast and the Coal Hill Road wetland.
- Extensive remodelling of the site to return it to a more natural dune-like environment;
- Extensive re-vegetation across the entire site, including the 172ha reserve (now part of Te Arai Regional Park);
- Enhancement and ongoing protection of the Northwest wetland;
- Extensive and long-term weed and pest control programme across the entire site, including the reserve.
As part of Boffa Miskell’s ongoing involvement, we have assisted with the Auckland Unitary Plan submissions and appeals process to ensure these provisions were incorporated into the final Auckland Unitary Plan.
Resource consent was also obtained for the world-class Tara Iti Golf Course; and subsequent consents for various subdivisions, earthworks, golf course buildings, residential dwellings and other infrastructure including water takes and water reservoirs.
