The IKEA / Large Format Retail (LFR) site is located just outside the existing Sylvia Park shopping centre. Unique features, including a watercourse and linear stormwater culvert and a significant number of mature trees, present the opportunity to provide better pedestrian connections for those who visit, work and dwell in the area.
The design proposal provides for the functional needs of the development whilst seeking to create value, opportunity and pride for owners and visitors. Key outcomes include providing a high-quality landscape environment that holds visual interest, celebrating the natural assets found on site, allowing movement to occur throughout the property with the help of access and arrival nodes.
Introducing practical, usable landscape elements that enable casual and commercial use will activate the public realm associated with the proposed IKEA and LFR Buildings, as well as the neighbouring properties.
Cultural design engagement is currently underway. Bounded by Kiwi Rail property to the west, Te Ahoterangi Rise and the neighbouring car park to the north, Carbine Road to the east and Clemow Drive to the south, there are site constraints; however, the watercourse is strongly associated with a historical stream that once meandered through Sylvia Park, and this presents an opportunity to celebrate the heritage of the area.
